- Early check-in / late check-out is sometimes possible — just ask in advance.
- The villa is for the confirmed number of guests on the booking.
- Visitors are fine in many cases, but please check with us first (some villas have limits).
- Pool/garden maintenance may happen during your stay. We’ll keep it quick and as unobtrusive as possible.
- Parties/events are not allowed unless agreed in writing beforehand.
- Please keep things respectful, especially at night.
- Quiet hours: 10:00 PM – 8:00 AM
- No smoking inside the villa.
- If you smoke, please do so outside only and use the ashtrays provided.
- Pets are only allowed if approved in advance.
- Kids must be supervised at all times, especially around the pool, stairs, and balconies.
- No running on wet surfaces, and no glass near the pool.
- A fire extinguisher and first aid kit are provided (location shown in the welcome info on arrival).
- If anything urgent happens, contact us straight away.
- Let us know quickly if anything breaks or stops working — accidents happen, we just need to fix things fast.
- Extra cleaning or damage beyond normal use may be charged.
- Please use the bins provided and keep food covered (tropical island reality).
- Turn off lights and air-conditioning when heading out.

We had a wonderful stay at this villa in Koh Samui. The location is perfect and the view is absolutely phenomenal — even better than we expected! Communication was excellent throughout our stay. Whenever we had a question or request, the hosts responded very quickly and were always helpful. The villa is a fantastic place to stay, especially if you’re looking for a beautiful location with amazing views. We really enjoyed our time here and would definitely recommend it!
